county maps and plats; recording

 

Purpose

 

Makes changes to the title and size prerequisites for recording maps and plats.

 

Background

 

A map or plat is used to record the property boundaries and geographic features of an area of land. The recorder of each county in Arizona is responsible for custody of all maps and plats in their county and keeps them deposited in the recorder's office. 

 

Current statute outlines various requirements for a proper map or plat title and for size prerequisites for the sheet size on which a map or plat is recorded.  This legislation makes changes to the drafting standards used by surveyors when mapping or platting land.  This will make it easier for a county recorder to store and make copies of the maps and plats.

 

There is no fiscal impact to the state general fund associated with this legislation.

Provisions

 

1.      Requires maps and plats that are presented for recording to include a title that indicates the type of map or plat and a place for the recorder’s information and seal block.

 

2.      Removes the requirement that a map or plat presented for recording have a title that indicates the name of the area mapped or platted.

 

3.      Removes the option that a map or plat offered for recording may be drawn on linen if the map or plat is larger than 8 ½ by 14 inches.

 

4.      Requires a map or plat of a subdivision and all other maps or plats be drawn to an accurate scale in a least 11-point type.

 

5.      Removes the restriction that a map or plat of a subdivision be drawn to an accurate scale not to exceed 200 feet to the inch.

 

6.      Removes the restriction that maps or plats, other than maps or plats of a subdivision, be drawn to an accurate scale not to exceed 400 feet to the inch.

 

7.      Requires maps or plats, other than subdivision maps or plats, be on a sheet or sheets measuring either 18 by 24 inches or 24 by 36 inches.

 

8.      Makes technical changes.

 

9.      Provides for a general effective date.
